Landlords

We are devoted to ensuring our clients receive a bespoke package that will suit their individual requirements. We understand that your property is one of your most valuable assets and you need to have the utmost confidence with whom you appoint to look after it. We currently look after a large portfolio of properties in the Norfolk area for a variety of clients. We offer a variety of services so we have outlined these below for your convenience. Fully Managed

The following are included in our standard management service;

  • Preparation of marketing details including a floorplan, photographs, and a detailed description.
  • Advertising your property on the largest property portals including Zoopla and Rightmove. We are also the only agent to have a direct advertising link with the NHS intranet, which can help us secure you a fantastic professional tenant.
  • Marketing your property to let in Norwich and Norfolk across our active social media platforms.
  • Introduction of a prospective tenant to you and negotiate terms between the parties.
  • Carry out viewings of the property on your behalf.
  • Carry out a full reference report on your prospective tenant.
  • Relieve your worries by arranging the necessary regulatory checks, such as Gas and Electrical Safety Reports and the EPC (Energy Performance Certificate).
  • Obtaining permission to sub-let on your detailed instructions, if required.
  • Instruct an Inventory Clerk to carry out an inventory on the contents and condition of your property.
  • Organise for your property to be professionally cleaned, if required.
  • Collect and administrate the deposit payable by the tenant ensuring this is protected with an appropriate scheme.
  • Notifying service companies and utilities used by you at the commencement and termination of the tenancy.
  • Undertake regular inspections throughout your tenancy to identify remedial works to prolong the life of your investment.  The purpose of the inspection is to also identify any potential breaches by the tenant  or of the Fitness for Human Habitation Act and ensure these are remedied.
  • Arrange maintenance work, when required, and liaise with all parties until the works are completed satisfactorily. We will then arrange payment of the invoices from the rental income.
  • Identify opportunities at the renewal of the tenancy where you can enhance the property in order to maintain or maximise the rental yield.
  • Process rent payments and issue statements. We will chase any unpaid monies swiftly.
  • Arranging to serve legal notices.
  • Any other adhoc requirements during the tenancy.

Let only

The following are included in our standard let only service;

  • Preparation of marketing details including a floorplan, photographs, and a detailed description.
  • Advertising your property on the largest property portals including Zoopla and Rightmove. We are also the only agent to have a direct advertising link with the NHS intranet, which can help us secure you a fantastic professional tenant.
  • Marketing your property to let in Norwich and Norfolk across our active social media platforms.
  • Introduction of a prospective tenant to you and negotiate terms between the parties.
  • Accompany viewings of the property on your behalf.
  • Carry out a full reference report on your prospective tenant.
  • Relieve your worries by arranging the necessary regulatory checks, such as Gas and Electrical Safety Reports and the EPC (Energy Performance Certificate) before move in (we do not arrange renewals of these unless you have the fully managed service).
  • Obtaining permission to sub-let on your detailed instructions, if required.
  • Instruct an Inventory Clerk to carry out an inventory on the contents and condition of your property.
  • Organise for your property to be professionally cleaned, if required.
  • Collect and administrate the deposit payable by the tenant ensuring this is protected with an appropriate scheme.

Tenants

We understand that moving home can be a stressful experience. We will therefore always aim to make the process as smooth as possible. We have outlined the procedure below.

We will initially book you in to view the property that you are interested in. We are unable to accept any applications without you first seeing the property. If you are happy and wish to apply, then we require the application form to be completed and a holding deposit to be paid (one weeks rent which forms part of your full deposit and can be refunded if your application is unsuccessful subject to terms*) in order to secure the property, stop any further advertising / viewings and send you application over to our specialist referencing company.  It is at this stage that you should request any special conditions of the tenancy i.e. if you wish to decorate or require any work to be done prior to you moving in.

On the condition that references are satisfactory, then we will start negotiating a tenancy start date. Please note though that everything remains strictly subject to contract until you move into the property.  Typically, deposit values will be 5 weeks rent and you will also be required to pay one month’s rent in advance prior to the start of the contract. If you require clarification, please do not hesitate to contact us.  Some of our properties offer a zero Deposit option meaning that the tenant will only need to pay one weeks rent, which is non-refundable, as a deposit and covers any damages or owed rent up to the equivalent of 6 weeks rent.  This can help reduce costs at the start of your tenancy. 

We subscribe to the Tenancy Deposit Scheme Custodial (TDS). The Housing Act 2004 is the core legislation pertaining to deposit protection. This statute made it a requirement for all agents and landlords to register deposits with a government recognised scheme. So, for your peace of mind, we register all deposits with the TDS custodial scheme.

We are registered with Money Shield for our Client Money Protection (CMP) Scheme which provides reimbursement to landlords, tenants and other Clients should a Money Shield agent misappropriate their rent, deposit or other Client funds. This document outlines the Rules which apply to any Member Firm that holds or handles Client Money or that has a contract with a Client and then outsources the Client Accounting to another organisation/legal entity.  For more information on this, click on the Money Shield logo at the bottom of the page.

We are also now a partner of Housing hands, who are the UK’s first and only award-winning, insured tenant Guarantor service, providing letting agents and landlords an alternative to refusing tenants who are unable to supply a qualified UK-based Guarantor.

Property Management

Pure Estate Agency have a dedicated in-house property management team. This allows us to deliver a proactive approach to the management of your property as we can visit the property when required. It also means that the property managers are familiar with the layout of the property, which often allows for a faster diagnosis of any problems that may occur.

We will always manage your property as though it is our own, exactly as you would expect from a professional firm. We take on all of the obligations placed upon you by legislation, such as arranging gas safety inspections and routinely checking the property.

We also have a contractor who works exclusively with us. We find that due to our cultivating an established relationship with this contractor, they are able to offer our clients competitive prices and a first rate service.

* Please note, holding deposits are non-refundable if a tenant has misinformed us of anything that may effect their eligibility to secure a tenancy such as; CCJ's, affordability, bad credit, right to rent in the UK, etc.  Anything that may harm your application much be disclosed at the earliest opportunity or upon application.
